全球房地产市场回顾与前瞻速览
亚太区市场预期相对乐观
在逾300名的亚太区受访者中，近半数认为未来半年内，房地产市场环境和条件将得到改善；这一数据高于美洲市场（22%）和欧洲、中东以及非洲市场（29%）的相应预期；
大踏步回归办公室，追求高品质成重要诉求
上海、北京、香港、首尔等亚太区主要城市“回归办公室”的比率显著高于其他城市，“追求高品质的办公空间”成为新常态的一大诉求；社交赋能、科技加持且能触发灵感、促进协作的空间是吸引员工“回归办公室”的三大关键因素；
亚太区租赁市场显韧性
截至2023年第四季度，亚太区办公楼租赁市场展现出了强劲的韧性：租赁交易量比三季度增长7%；高于同期欧洲（-28%）、美国（-33%）以及全球市场（-24%）。
供应承压，租金指数下探
办公楼市场供应峰值尚未到来。由于疫情导致工期、开发等决策暂缓，2023年第四季度，除印度德里北区、孟买及韩国首尔外，亚太区各主要城市空置率均高于2019年同期；其中，北京录得12%空置率，与2019年同期约持平，上海则录得23%空置率；2023年第四季度，亚太地区办公楼市场租金指数水平与2019年第四季度的峰值相比略有下探（-7%）。
资产表现分化显著
市场对高品质资产如超甲级办公楼的需求攀升，对非高品质的、老旧资产的需求加速下滑，二者在需求指数上的分化自2020年起愈发显著；乙级及以下的办公楼资产有可能面临因过时而被市场淘汰的风险。
